Exterior stairs, such as apartment stairs, and landings can be some of the most abused portions of a waterproof coating system. Oftentimes the stairs and landings are built without having the proper nosing installed. This is usually okay for the manufacturer’s specifications because stair nosing is listed as an upgrade or an option and not required. In order to have Apartment Stairs Waterproofing last, it’s important to consider stair nosing. The main benefit of stair nosing is to improve the safety of the staircase, but it also aids in waterproofing. As it protrudes off the edge of the tread, it also gives extra space for users to place their feet.

If stair nosing is not installed, then the nose of the landing or stair is more susceptible to kicking and the added down force pressure, which causes increased movements. Over time, the movement will cause the waterproofing system to crack and break down. If water penetrates the cracks of the stairs, it can cause dry rot or mold. In either case, the stairs may need to be rebuilt. If the mold and dry rot are not caught in time, they can extend to decks or adjacent walls, which can lead to costly damage and repairs needed. If you do notice any signs of damage, it’s important to make repairs as soon as possible because the system will continue to break down. As it continues to break down, all that will be left at the edge is metal, which is not waterproof and can be dangerous.

Types of Stair Nosing

There are two different types of nosing: topical nosing and integral nosing. Integral nosing is a piece of aluminum that has a 4” flange and is mounted to the stair tread after the membrane is installed. It is then re-waterproofed with the membrane and there is a finish texture and resistant color coats. The benefit of this type of nosing is that it gives additional stability on the deck, so that when pedestrians step on the nose going down the stairs it helps limit the movement. Topical nosing comes in a variety of styles, finishes, and colors. It can be vinyl, wood, or aluminum. Vinyl or wood are not recommend for an exterior stair, however the option does exist. This nosing is fastened to the top of the system using nails and sealant. Over time, nails can come loose, which can also loosen the sealant, but it’s still better than if nosing was not there to begin with. If this does happen, it is an easier repair then damage that can occur without having it.

Stair nosing will cost more upfront but, in order to make sure that stairs are properly waterproofed, it is worth the initials costs so you don’t have to pay for more damages later.
